Nobody loves you enough to market an investment to you except you provide cheaper funding than the banks.
The question you should be asking is why the banks do not bend over to make the investment if it is so great.
For every opportunity marketed to you, like an iceberg, the upside is evident, but the downside is never apparent until you take the plunge.
This is why you must do due diligence to understand who and what calls for your money. If the opportunity passes because of due diligence, so be it. Another one always comes along.
